The site presented good development potential due to its high visibility and location off West Street in Sandton Central. The 11,000 square metres of lettable area that sit atop the maximised parking podium give the new building at 4 Sandown Valley Crescent a commanding presence, which is reinforced by the distinctive V-shaped columns on the West Street ground floor edge. Two wings of deep floor plates maximise north and south facades and views around a central atrium space with clerestorey lighting; while linking bridges between the floor plates allow for maximum sub-letting flexibility and ease of orientation for day-to-day circulation.

Zenprop Property and Tiber Industries approached Paragon to design the shell and core for a new office development for ABSA Capital (in affiliation with Barclays Capital) at 15 Alice Lane in Sandton, utilising a pre-existing structure. Paragon Architects collaborated with Paragon Interface (then Tectoniqua) to create a seamless connection between the structure of the building and its internal workings. The quality of decision-making sets the project apart from the market norm in South Africa, and the quality of the built product is testimony to what is achievable by a coherently assembled and professionally managed team.
