This 55,000 sqm proposed development is located in Waterfall Estate with views directly from the N1 highway between Johannesburg and Pretoria. Conceptually, entrances offer multi-volume spaces between the office plates, with boardrooms located on the ground floor cantilevering into the atrium. Visual and physical connections allow the internal and external spaces to become one, and give the feeling of the ground floor being set into the landscape.

Internally, abundant natural light reaches all parts of the floor plates, maximising user comfort within the building; and skylight cones in the atrium filter natural refracted light into the central space. The building is oriented predominantly north/south to minimize heat gain.

The central cores and atrium space allow for multiple tenant divisions, with bridges that link floor plates for future efficiency purposes.
